Top 17 suburbs to rent close to the CBD from $265 a week

Rent prices are rising but that doesn’t mean there aren’t some standout suburbs for renters who need to be close to the city.

The quarterly RentRabbit.com.au Tenant Opportunity Report identified the best suburbs in Australia where tenants could find affordable rents in decent suburbs that were within commuting distance of their capital city.

To make sure locations were tenant-friendly, suburbs were excluded if they were more than 100km from the capital.

Suburbs were also excluded if they had a low socio-economic status, as measured by having a SEIFA socio-economic score of less than 4.

A SEIFA economic score is an Australian Bureau of Statistics measure that ranks areas in Australia according to relative socio-economic advantage and disadvantage.

That left a small list of suburbs, which were ranked from the cheapest to the most expensive average weekly rent.

All the suburbs had a median weekly rent of $340 or below and were located within 35km of the CBD.

RentRabbit.com.au co-founder Ben Pretty said it was encouraging to see that tenants still had some decent options, even if the odds were stacked against them in the current market.

"Australia’s vacancy rate has fallen considerably over the past two years, which has made it harder for tenants to find accommodation and has led to sharp rental increases,” Pretty said.

“It’s definitely a landlord’s market in many parts of the country, and I’ve been hearing some really harrowing stories of tenants doing it hard, especially families on lower incomes.

“The aim of the RentRabbit.com.au Tenant Opportunity Report is to show tenants that although conditions are tough right now, it’s still possible to find somewhere to live that’s affordable, desirable and commutable.”
