Perth property with no roof for sale: ‘Renovate or detonate’

The Calista property was last sold in 2022 for $255,000.

A Perth home with extensive fire damage and no roof has hit the property market and all offers are being considered.

Located at 45 Wellard Road, Calista, the property originally consisted of four bedrooms, a large living room, kitchen and two bathrooms. But you might not be able to tell that now, with the property gutted by a fire in July last year.

Listing photos reveal parts of the roof are missing, the walls are covered in black soot and floors are littered with debris. Meanwhile, the outside of the home shows sections of the property are fenced up behind metal gates.

Listing agent Paul Action of Professional Freeway South said the property presented a “rare opportunity in Calista to renovate or rebuild your dream home”.

“Seller and agent make no representation on the condition of the property and the buyer needs to do their own due diligence,” the listing says.

While the listing agent has not provided a price guide for the property, it was last sold in 2022 - prior to the fire - for just $255,000. The median price for a three-bedroom house in the southern suburb is $380,000.

The home is set on a sizeable block of 875 square metres and the floor area covers around 158 square metres.

The agent says “all offers are being considered” and suggests the new owner could either “renovate or detonate” the property.

Yahoo Finance has contacted the real estate agent for further comment.

It’s not the only fire-damaged property to hit the Perth property market recently. In October last year, a three-bedroom home in Elizabeth Downs - which had been severely damaged by a fire - sold for $315,000.

The average price of a property in Perth is now $660,754, according to CoreLogic, with values increasing by 15.2 per cent last year. Across Australia, the average value of a home is $757,746.
