Sydney house narrower than car park sells for $1.3 million
If you put your arms out, you can touch both walls of this Sydney home.
A two-bedroom, one-bathroom house in inner Sydney has sold for $1.3 million at auction. The only catch? It’s 44 square metres and narrower than a parking spot.
Located at 5 Avon Street, Glebe, the house is thought to be the smallest (and probably the skinniest) property in the inner-west suburb.

“This house is narrower than a parking spot. There were people who came to see it who said they literally wouldn’t be able to fit into the house,” listing agent Renae Dickey of BresicWhitney Inner West told The Australian Financial Review.
“When walking in, a lot of people – tall people – put their arms out to the side and could touch wall to wall.”
About 100 groups came through the property over the two weeks it was on the market, Dickey said, and they initially expected to fetch between $1 million and $1.25 million.
“The crowd would arrive and realise how small it was. It wasn’t for everyone. It completely went against the trend of most people wanting more space and working from home,” she said.
The tiny property’s “wow factor” is what helped it sell, Dickey said, with the upstairs bedroom offering incredible views of the city.
Skinny properties fetch a premium
Despite the tight squeeze, it’s not the only skinny Sydney property that has sold for a premium in recent times.
Last month, a 5-metre-wide home in Manly sold for a whopping $10.5 million at auction - $4.5 million above its reserve price. The three-bedroom home stood out to buyers because of its location, offering panoramic views over Little Manly Beach.
In 2021, a 6-metre-wide home in Darling Point sold for $15.5 million. The four-storey home also offered incredible views, overlooking Sydney Harbour.
Australian property prices rose 0.6 per cent in March, the latest CoreLogic data found, the first price rise in 11 months. Sydney led the monthly gains, with a 1.4 per cent monthly increase, pushing the median property price back above $1 million.
