Diversification is a key tool for dealing with stock price volatility. But the goal is to pick stocks that do better than average. One such company is Cousins Properties Incorporated (NYSE:CUZ), which saw its share price increase 37% in the last year, slightly above the market return of around 35% (not including dividends). However, the longer term returns haven't been so impressive, with the stock up just 6.3% in the last three years.
With that in mind, it's worth seeing if the company's underlying fundamentals have been the driver of long term performance, or if there are some discrepancies.

Arguably, the TSR gives a more comprehensive picture of the return generated by a stock. We note that for Cousins Properties the TSR over the last 1 year was 43%, which is better than the share price return mentioned above. And there's no prize for guessing that the dividend payments largely explain the divergence!
A Different Perspective
It's good to see that Cousins Properties has rewarded shareholders with a total shareholder return of 43% in the last twelve months. Of course, that includes the dividend. Since the one-year TSR is better than the five-year TSR (the latter coming in at 8% per year), it would seem that the stock's performance has improved in recent times. Given the share price momentum remains strong, it might be worth taking a closer look at the stock, lest you miss an opportunity.
